Tile, metal and shingle re-roofing for Gulf Stream homeowners, permitted through the Town of Gulf Stream and inspected to Florida Building Code.

Gulf Stream is one of the smallest, most exclusive towns in our service area, a narrow oceanfront community between Delray Beach and Boynton Beach, with almost every roof exposed to constant salt air.
Gulf Stream has a distinctive permit arrangement: building permits are processed through an intergovernmental agreement with the Town of Highland Beach, while Gulf Stream retains its own zoning authority and reviews every submission for its own requirements and fees. We manage both sides of that process rather than leaving it to the homeowner.
Gulf Stream sits in Palm Beach County, outside the High Velocity Hurricane Zone that governs Miami-Dade and Broward, but its oceanfront position means fastening and secondary water barrier choices matter as much here as anywhere on this list.
The dominant roof in Gulf Stream’s estate homes, with fastening specified for constant coastal exposure.
A frequent upgrade at replacement given the corrosion pressure here.
Less common given the town’s architectural character, but correct on select properties.
Because permits route through Highland Beach’s portal while Gulf Stream separately enforces its own zoning and fee requirements, a contractor unfamiliar with this arrangement will misjudge both the timeline and the paperwork. We handle both sides as a matter of course.

Repairs versus replacement. Florida changed the long-standing 25 percent rule in 2022. We check which edition of the Florida Building Code your roof was built to before quoting a repair.
Gulf Stream is almost entirely large, architecturally distinct estate homes directly on the ocean or Intracoastal, rather than named tract subdivisions, and roofing choices here are driven as much by architectural review as by exposure.
Not every call is a replacement. Cracked or slipped tile, failed valley metal, and flashing leaks are all repairable. We would rather fix a roof with ten good years left than sell you a new one.
We are a family-owned roofing contractor based in Boca Raton, working the corridor from Lighthouse Point north through Jupiter. We do not do new construction, insurance restoration, or developer work.
