Most of the re-roofing calls we get in Boca Raton now start with an insurance letter, not a leak. Carriers across Florida have tightened how they look at older roofs, and the age of your roof can change your premium, your coverage, or whether your policy renews at all. Here is how it works, in plain terms.
A roof is the part of a Florida home most likely to fail in a storm, and older roofs fail more often and cost more to settle. So insurers price and underwrite roofs by age and material. As a roof gets older, carriers may raise the premium, switch roof claims from replacement cost to actual cash value, require an inspection, or decline to renew.
Replacement cost pays to replace the damaged roof. Actual cash value pays replacement cost minus depreciation, which on an older roof can leave a large gap for you to cover.
Florida law limits how insurers can use roof age alone. For a roof less than 15 years old, an insurer cannot refuse to write or renew a homeowners policy based solely on the roof’s age. For a roof 15 years or older, the insurer has to let you get a roof inspection, and it cannot refuse coverage based on age alone if that inspection shows the roof has at least five years of useful life left.
Worth knowing. This protects you from a refusal based on the date alone. It does not stop a carrier from changing your premium or your claim terms, and each policy is different. Read your renewal notice closely and ask your agent exactly what your carrier requires.

A wind mitigation inspection records the features that make a roof resist wind: how the roof deck is attached, how the roof is tied to the walls, whether there is a secondary water barrier, and whether the covering meets current code. Those features can earn premium discounts. A new roof built to current code often improves several of them at once.

If your roof is under 15 years old and sound, you usually don’t need to do anything but keep it maintained. If it’s 15 or older, an inspection is the first step: it may buy you time with your carrier. If the inspection shows the roof is near the end of its life, planning a replacement before a non-renewal notice or a storm gives you time to choose materials, get HOA approval, and schedule the work on your terms.
