Caldwell Roofing does one thing at its core: we replace and repair roofs on South Florida homes, with our own crews, and we have done it for 40 years. We do not do new construction, we do not do insurance restoration, and we do not work for developers. That focus is why the work holds up.

Re-Roofing

The complete replacement of your roof system, down to the deck and back: inspection, permit, tear-off, deck repair, secondary water barrier, underlayment, and the tile, metal or shingle roof you chose. Most of the roofs we replace were installed in the 1990s and 2000s build-out and are reaching the end of their underlayment life.

Roof Repairs

Cracked or slipped tile, failed valley metal, flashing at chimneys and skylights, and leaks around penetrations are all repairable, and repairs cost a fraction of replacement. We would rather fix a roof with ten good years left than sell you a new one. What we will not do is patch a roof that is past saving and let you find out next season.

The Roof Systems We Install

Concrete & Clay Tile

The standard across South Florida’s established neighborhoods and most HOA and country-club communities, where profile and color are often specified rather than chosen. About 70 percent of our complete replacements are tile, and we handle the architectural approval alongside the permit.

Standing Seam Metal

The common upgrade at replacement, particularly near the water where salt exposure is constant. It costs more up front and generally outlasts the tile it replaces. Roughly 20 percent of our replacements are metal.

Shingle & Flat Systems

Shingle remains the right answer on homes never framed to carry tile, and flat-roof systems cover additions, patios and the flat sections tied into many South Florida roofs. We will tell you when the lighter roof is the correct call.

Repair or Replace? Ask Before You Sign Anything

Florida changed the long-standing 25 percent rule in 2022, and whether a partial repair triggers a full code-compliant replacement now depends in part on which edition of the Florida Building Code your roof was built to. We check that before quoting, because the answer changes the price materially. The tile on a South Florida roof can outlast the underlayment beneath it by decades, so a roof that looks fine from the ground can still be at the end of its life. An inspection settles it, and ours comes with a straight answer.

Roof Maintenance & Pressure Cleaning

Careful pressure cleaning keeps tile roofs free of the algae and growth South Florida’s climate feeds, and done correctly it does not disturb the roof system. We also handle the small maintenance items, resealing penetrations and replacing cracked tile, that extend the years between replacements. More on roof cleaning.

Design & Material Selection

Choosing a profile and color that your community’s architectural review board will approve is often the slowest part of a re-roof. We have been through those submittals for decades, we can show you completed roofs in your neighborhood rather than samples in a showroom, and we run the approval in parallel with the permit so the two never stall each other.
