Re-Roofing in Jupiter

A re-roof in Jupiter is a permitted job. The Town of Jupiter reviews and inspects roofing permits through its own Building Division, and the permit has to be issued before the first tile comes off. We pull it, schedule the inspections, and hand you the closed permit at the end.

You should never be asked to pull your own permit for a re-roof. If a contractor suggests it, get a second opinion.

What Applies Here

Jupiter sits in Palm Beach County, which is outside the High Velocity Hurricane Zone governing Miami-Dade and Broward. The code that applies here is still demanding, particularly on attachment and secondary water barrier, but the approved assemblies differ from what a Broward-based roofer is used to specifying.

That difference shows up in the submittal, not on the invoice, which is why it is worth asking about before you sign.

The common upgrade at replacement, particularly east of US-1 where salt exposure is constant. It costs more up front and generally outlasts the tile it replaces.

Permits and Inspections in the Town of Jupiter

Jupiter issues and inspects its own building permits rather than deferring to the county, so a roof permit here goes through the Town of Jupiter Building Division. That matters for scheduling. Inspection availability in Jupiter is not the same as in Boca Raton or unincorporated Palm Beach County, and a contractor who does not work here regularly will misjudge the timeline.

For any residential job over $2,500, Florida law requires a Notice of Commencement recorded before work begins. We prepare it and walk you through recording it. Skipping that step is one of the more common ways a homeowner ends up with a permit that cannot be closed.

Repairs versus replacement. Florida changed the long-standing 25 percent rule in 2022. Whether a partial repair triggers a full code-compliant replacement now depends in part on which edition of the Florida Building Code your roof was originally built to. We check that before quoting a repair, because the answer changes the price materially and you should hear it before the work starts.

Roof Repairs

Not every call is a replacement. Cracked or slipped tile, failed valley metal, flashing at a chimney or skylight, and pinhole leaks around penetrations are all repairable. We would rather fix a roof with ten good years left than sell you a new one.

What we will not do is patch a roof that is past saving and let you discover it next season. If the underlayment is gone, we will say so and show you why.

Why Jupiter Roofs Are Coming Due Now

Jupiter’s housing stock came in waves, and each wave is hitting replacement at a different time. The older neighbourhoods east of US-1 and around the inlet were largely built through the 1970s and 1980s, so most have already been through one replacement and are approaching a second. Abacoa and the western communities went up from the late 1990s into the 2000s, which puts their original roofs somewhere between twenty and twenty-five years old today.

That matters because concrete and clay tile behave differently from the underlayment beneath them. The tile itself can last far longer than the system it sits on. What fails first is almost always the underlayment, and from the ground the roof looks fine right up until it does not. If your home was built before roughly 2005 and has never been re-roofed, the tile you are looking at is probably still serviceable and the layer doing the actual waterproofing is at or past the end of its life.

This is the single most common misunderstanding we correct in Jupiter. Homeowners delay because the roof looks intact. The question is not how the tile looks, it is how old the underlayment is.

What a Re-Roof Actually Involves

A tile re-roof is not a covering job. The existing tile and underlayment come off entirely, down to the deck. That exposes the plywood, and it is the first time anyone has seen it in twenty years. Where we find rot, delamination or fasteners that have backed out, that decking gets replaced. We show you what we found rather than describing it after the fact.

With the deck sound, the system goes back in layers: fasteners brought up to current code, a secondary water barrier, underlayment, then the tile itself set and secured. The secondary water barrier is the part worth understanding, because it is what keeps water out of the house in the window between tile being displaced in a storm and the roof being repaired. Older Jupiter roofs frequently do not have one.

Plan on the work taking longer than the tear-off suggests. Inspections have to happen at defined points and they cannot be compressed, which is why an honest timeline from a contractor who works in Jupiter regularly looks slower on paper than one from a contractor who does not.

Tile or Metal, Honestly Compared

Metal costs more up front. That is the whole of the case against it, and for a homeowner planning to sell within a few years it can be the deciding factor. Against that, a properly installed standing seam roof will generally outlast the tile it replaced, carries less weight, and handles salt exposure better, which matters more the closer you are to the Intracoastal or the ocean.

Tile remains the right answer in most of Jupiter’s HOA communities, and often the only answer the architectural committee will approve. Where you have a genuine choice, the decision usually comes down to how long you intend to own the house and how exposed it is.

What we will not do is quote you a metal roof because it is a larger job. If your house is framed for tile, sits inland, and you are staying ten years, tile is very likely the better economic decision and we will say so.

Questions Worth Asking Any Jupiter Roofer

Ask who is pulling the permit. It should be the contractor, in their own licence, every time. Ask what happens if the deck is bad underneath, and get the answer before the tear-off rather than as a change order afterwards. Ask whether a secondary water barrier is included, because on a price comparison between two quotes it is often the difference and it is rarely itemised clearly.

Ask how long the crew has worked in Jupiter specifically. Palm Beach County sits outside the High Velocity Hurricane Zone that governs Miami-Dade and Broward, and the approved assemblies differ. A crew that works mostly in Broward is not doing anything wrong, they are simply used to specifying to a different standard.

And ask to see a closed permit from a recent job. A contractor who closes permits cleanly will have one to hand.
